Our REIC Annual Meeting will soon be
here and what a great opportunity to meet colleagues, make new friends
and acquaintances….to NETWORK. If you don’t think you have the time to
network, think again.
Networking is an essential skill for most businesses and professional
people. The strong association between you, as a professional and your
business demands that you go out into the world to create and maintain
business relationships.
With all the heavy demands made on our time by our work schedule,
professional and personal lives, it’s tempting to place a lower
priority on networking as an activity designed to meet people.
Considering that we have so many commitments at the office and home -
to colleagues, family and friends, that it is sometimes difficult to
set aside extra time to bring even more people into our lives.

OZZIE JUROCK:
THE REAL ESTATE
GURU
Over the years Ozzie Jurock has been a fixture
on Global Television, named one of the Vancouver’s 45 brightest
people and was even hand selected by Donald Trump.
A man who is a star in public speaking nowadays admits that he got his
start in the field rather begrudgingly.
“I
started as president of the (then) Burnaby, New Westminster, Coquitlam
division of the Vancouver Real Estate Board in 1975 when I HAD to
accept awards and talk at functions.”
Now some 22 years later it has become a huge portion of his life – yet
when asked why he does it –whether it is because of the adrenaline
rush or perhaps the challenge of it all Jurock responds with a rather
philosophical approach.

DAVID PODMORE:
30 YEARS IN PUBLIC
SPEAKING
David Podmore has been
speaking to the public for a long time, longer than perhaps he would
like to admit. Yet it is something he enjoys, something that
challenges him and something that he feels very privileged to do.
“I believe in giving back,” he explains. “I think it’s important for
senior people within the industry to share their knowledge and
thoughts regarding this industry. Many did it for me; it’s only fair
that I give back too.”
His
career began in the mid-seventies working for the City of Edmonton
which gave him his first taste of public speaking through numerous
presentations to both the city council and the public. In the early
1980’s he moved to Vancouver and worked on the revival of BC Place as
Vice President of Planning, Design and Engineering for BC Place Ltd.,
and was part of the team that worked on Expo 86. In 1989 he helped
form his own company, which today is known as Concert Properties.
Currently it has assets in excess of $1 billion and shareholder equity
of approximately $500 million.

For 30 years Ian Smith has been working in the
planning department for the City of Vancouver helping shape it into
it’s the new desired vision. That vision has been to make the city
welcoming to potential new residents and more environmentally
friendly…. Yes Ian Smith sure loves ‘the green’
“I
have spent most of my 30 years working for the city in the planning
area, leading teams that have helped plan and rezone False Creek North
and Coal Harbour.
Smith has spent the last 8 years working on helping build a
sustainable village in South East False Creek (SEFC). When finished,
this project will be a model sustainable community built on the last
remaining large tract of undeveloped waterfront land near downtown
Vancouver.

SLICE OF HEAVEN!
Granville Island is
nestled in the heart of Downtown Vancouver –perhaps if you blink you
might pass it without even knowing. That would be too bad because
you’d being missing out on a little slice of heaven.
The island, situated in the heart of a city of two million people
certainly has an entity all of its own yet embraces many of the
characteristics of the bustling city which it is surrounded by.
The Island’s creative suburban landscape is one that can’t be matched
- in 2004, the New York based not-for-profit agency Project for Public
Spaces named Granville Island the best neighbourhood in North America.
“Most definitely,” replies Lino Siracusa the current Director of
Granville Island when asked about this. “This is a former derelict
industrial site that has been converted to a "people place." The mix
of uses is unique as is the urban design. Where else would one find a
children's arts and cultural centre, a concrete plan, marinas and
floating homes, a noisy steel fabricating plant, a nationally
acclaimed university of art and design, a boat repair yard, a public
market and unique non-brand oriented retailers and artisans, all in
such close proximity!”

here is a vast contrast
between catching criminals and selling homes - seldom do the two cross
paths, even more so when summarizing ones professional career, yet not
only has William Patton done both, he has done them successfully.
Known as Bill to his friends, Patton was born in Regina, Saskatchewan,
where he spent much of his younger years. His family
then relocated to Northern B.C. while his father helped construct the
Alaskan Highway. Once highway construction was completed, his family
settled to the little town of Dawson Creek B.C. located near the
Alberta Border, and is home to the infamous Mile”0” of the Alaskan
Highway.

RESERVE FUND STUDY
UPDATES:
Prudence and Diligence MUST Govern!

The Province of Ontario became the acknowledged leader, both in Canada
and the USA, in tightening up the provisions of the legislation with
the Ontario Condominium Act, 1998 and its subsequent Regulations 48/01
and 49/01. Still there are some pretty big holes that have to be
plugged, related to such issues as condominium conversions,
enforcement, a central compliance tracking mechanism and reserve fund
studies.
Most Ontario condominiums have already or should be having their
Reserve Fund Study Updates done. Some have even had their second
Update (the one with the Site Visit).
New condominiums must have a Comprehensive Reserve Fund Study (Type 1)
done within the first year of registration. Every three years
thereafter, they must have an Update – alternating between a Type 3
(Reserve Fund Study without a Site Visit) and a Type 2 (Reserve Fund
Study with a Site Visit).
