CERTIFIED PROPERTY MANAGER (CPM®)

What is a CPM®?

The designation for real estate and property management professionals, CPM®, stands for CERTIFIED PROPERTY MANAGER®, the designation awarded by the Real Estate Institute of Canada (REIC) to the top professionals in the industry. This designation originates through the Institute of Real Estate Management (IREM®) in the United States. CPM®, CERTIFIED PROPERTY MANAGER®, and the CPM® key are federally registered trade-marks of the Institute of Real Estate Management.

An extensive program based on a combination of education, experience and hands-on planning involving actual properties requires a serious commitment from CPM® candidates. They are trained to analyze a property's physical and fiscal performance, implement policies and procedures to enhance short and long-term property values, and to learn how to market, retain and improve tenant, resident and employee relations. In addition to financial training, candidates must complete a rigorous ethics course, and agree to abide by IREM's Code of Ethics and REIC's Code of Professional Standards. The requirements must be met within a ten year period. The information below reflects changes to the CPM® curriculum effective January 1, 2005.

1. How do I become a CPM® candidate?

  1. Complete the application form; include all your references, non-refundable processing fee, and mail to REIC National Office. Please be sure to include copies of any documents (e.g. university graduation, course records, transcripts) that will help to expedite your application.
  2. Your professional experience is calculated, your references are contacted, and a chapter interview is conducted (usually at your place of business).
  3. The Admissions Department will confirm your candidacy in writing. You must be a candidate for a minimum of one year, and you have 10 years to achieve your designation.

2. How much does it cost?

The non-refundable processing fee is $350.00 plus GST/HST. Chapter dues are set by each chapter, and some may charge GST/HST. Candidates pay national fees of $399.00. (effective January 1, 2009) plus an IREM dues amount plus GST/HST. These fees are pro-rated quarterly from the time a candidacy is approved for the current year (January-December). IREM fees are pro-rated on a quarterly basis. The prices for the REIC and IREM courses vary depending on the length and level of course (fundamental, intermediate or advanced), but candidates pay a lower fee than non-candidates. 3. Do I need a license?

No, you do not need a real estate license to become a candidate in Canada.

4. How many courses do I need to take?

This will depend on your previous education. For those applying without an applicable professional designation or university degree, there are seven courses which make up the educational component of the program. These are:

Other components include the Certification Exam, successful completion of a traditional management plan on an actual property or Management Plan Skills Assessment (MPSA), and three years experience in managing real estate.

5. How long does this take?

You set the pace for your education. Courses are available in classroom and some are available by home study. Once you are a candidate, the Education Department can suggest some options available.

6. When do I become a member of REIC?

Once you have successfully completed the program, you are eligible to become a member of REIC.
